What is a hotel PIP?
A property improvement plan (PIP) is the schedule of works a hotel brand requires an owner to complete to bring a property up to current standards — typically at acquisition, on franchise renewal, or on a fixed brand cycle. The FF&E portion (new casegoods, soft seating, lighting, soft furnishings and bathroom fittings) is usually the largest and most variable line.
Because PIP scope ranges from a light soft-goods refresh to a full guestroom strip-out, there is no single per-room number. This calculator lets you set the per-room figure for your scope and instantly see the total and the cost per key, plus an allowance for lobby and public-area works that PIPs almost always include.
Use it to pressure-test a brand's PIP estimate, to compare a soft-refresh option against a full renovation, or to build an early CapEx number before procurement quotes land. When the works complete, the new FF&E becomes an asset you'll manage for the next decade — which is where a live asset record earns its keep.
Frequently asked questions
What is a hotel PIP?
A property improvement plan is a brand-mandated list of upgrades an owner must complete to meet current brand standards. It usually covers guestrooms, public areas and back-of-house, with FF&E renewal as a major component.
How much does a hotel PIP cost per room?
It varies hugely with scope — a soft-goods refresh is a fraction of a full guestroom renovation. This tool lets you set the per-room cost for your scope rather than relying on a single benchmark, so the estimate reflects your actual project.
What's included beyond guestrooms?
The public-area allowance covers lobby, corridors, F&B and amenity spaces, which PIPs typically mandate alongside guestrooms. Add the percentage that matches your scope; the calculator folds it into the total.
