What is a hotel PIP?

A property improvement plan (PIP) is the schedule of works a hotel brand requires an owner to complete to bring a property up to current standards — typically at acquisition, on franchise renewal, or on a fixed brand cycle. The FF&E portion (new casegoods, soft seating, lighting, soft furnishings and bathroom fittings) is usually the largest and most variable line.

Because PIP scope ranges from a light soft-goods refresh to a full guestroom strip-out, there is no single per-room number.
